If you've been sitting on the sidelines wondering whether now is the right time to buy a home in the Boise area, you're not alone. Between interest rate headlines and tight inventory, it can feel hard to know when to make your move. Let me give you an honest look at what's actually happening across our local market — and what it means for buyers.
Inventory Is Tight — Here's Why That Matters
As of June 2026, here's where inventory stands across Andrew's service area:
• Boise County: 125 active listings | 3.28 months of supply
• Ada County: 1,969 active listings | 1.9 months of supply
• Canyon County: 1,123 active listings | 1.95 months of supply
A balanced market typically sits around 4–6 months of supply. All three counties are running well below that threshold, which means we're in seller-leaning territory across the board. Ada and Canyon Counties in particular — both under 2 months of supply — remain quite competitive. Boise County offers the most breathing room of the three, with supply closer to a moderate pace.
The bottom line for buyers: this is a market that rewards preparation. Getting pre-approved, knowing your priorities, and moving decisively when the right home comes along will make all the difference.
Where Are Home Prices Today?
Prices vary across the three-county area, giving buyers options at different price points:
• Boise County: Median home price $569,500 | up 3.55% year over year | Average 45 days on market
• Ada County: Median home price $582,000 | up 0.29% year over year | Average 32 days on market
• Canyon County: Median home price $435,900 | down 0.91% year over year | Average 43 days on market
Ada County remains the most in-demand market with the fastest pace — homes averaging just 32 days on market tells you that well-priced properties are moving quickly. Canyon County is worth a close look for buyers where budget is a priority, with the lowest median price of the three counties and a slight year-over-year dip that may create some opportunity. Boise County sits at a higher median price point but offers more time to make decisions at 45 days on market.
What About Interest Rates?
Rates have been a moving target, and I won't pretend otherwise. As of July 2026, the average 30-year fixed rate is hovering around (6.49%). Here's my honest take: waiting for rates to drop to a "perfect" number can cost you more than you realize. Home values across the Treasure Valley have historically trended upward, and the buyers who win are the ones who buy when they're financially ready - not when they think the market has it a magic moment.
If rates do come down, you can always refinance. You can't go back in time and buy at today's prices.
Neighborhoods to Watch
Whether you're drawn to the energy of Downtown Boise, the family-friendly feel of Eagle or Meridian in Ada County, the outdoor access in Northwest Boise, or the value plays emerging in Nampa and Caldwell in Canyon County — there are opportunities across Boise, Ada, and Canyon Counties right now for buyers at various price points.
Not sure which community fits your lifestyle and budget? That's exactly what I'm here for.
