Country living with room to breathe — and room to build your dream home
Star
Star sits just east of Eagle along State Street and offers a compelling middle
ground for buyers who want more land, more privacy, and a quieter pace without
straying far from the Treasure Valley's amenities. Many Star properties combine
generous lot sizes with high-quality finishes — custom kitchens, mountain
views, white ranch fencing, and proximity to the foothills. New developments
like StarPointe (a custom-home community with 61 lots, a planned pool, and open
space) and The Acres (estate-style acreage lots with individual wells and Bosch
appliance packages) reflect the caliber of construction happening here. Star's
Downtown Visioning Plan is guiding thoughtful infill and redevelopment around
its State Street, Star Road, and Main Street core.
Middleton
Middleton sits along the Boise River in Canyon County and is best described as one part
suburban, three parts country — with a strong sense of hometown pride running
through it. The real estate range here is deliberately broad: hobby farms and
agricultural parcels sit alongside newer master-planned subdivisions like River
Walk Ranch (luxury homes surrounding four ponds adjacent to the Boise River)
and conventional residential neighborhoods for families and first-time buyers.
Horse properties and acreage remain available at prices that would be
impossible in Ada County. Middleton is growing, but it hasn't lost the
small-town warmth that defines it.
Lifestyle
The appeal of this corridor is the particular Idaho lifestyle it enables: a
property with elbow room, mountain views, the possibility of horses or a hobby
farm — and still an easy drive to Eagle's amenities, Meridian's shopping, and
Boise's employment centers. Commutes to Boise typically run 30–45 minutes
depending on exact location and time of day. Canyon County property taxes are
meaningfully lower than Ada County, which adds real value over the life of
ownership.
Housing & Value
The price range across Star and Middleton is wide by design — buyers can find
conventional family homes in the mid-$300Ks, custom builds on half-acre to
multi-acre lots from $600K to $1.5M+, and raw agricultural land for those with
development visions. For buyers priced out of Eagle or unwilling to accept
Eagle's smaller lot sizes, Star and Middleton offer a genuine alternative with
comparable or better outdoor living potential. The combination of Canyon County
taxes, lower base prices, and the ability to build a custom home on meaningful
land makes this corridor one of the Treasure Valley's most underappreciated
value stories.
