Upscale living, small-town heart, and the Boise River out back
The Big Picture
Eagle sits northwest of Boise along the Boise River, roughly 20 minutes from
downtown, and consistently ranks among the best places to live in Idaho. It
checks an unusual combination of boxes: luxury custom homes, resort-style golf
communities, top-rated schools, low crime, strong community identity, and
immediate access to outdoor recreation. The result is a city that draws buyers
from across the country who want the Treasure Valley lifestyle at a higher-end
address — without giving up the small-town feel that makes Idaho worth moving
to in the first place.
Neighborhoods & Housing
Eagle's housing landscape ranges from established neighborhoods near downtown Eagle
(homes from the early 2000s priced $550K–$1.2M) to newer western communities
like Legacy, Staggs Crossing, and Homestead ($650K–$2M+) with pools, walking
paths, and large footprints. The area around Banbury, Eagle Hills, and Spurwing
offers full golf course communities. A major new master-planned community
called Valnova — planned for 7,000 homes — is underway in west Eagle, with its
own Village Center, lake, clubhouse, and pickleball courts.
Schools & Education
Eagle is served primarily by the West Ada School District, with most homes feeding
into Eagle-branded schools. Eagle High School has strong academic and athletic
programs. A thriving charter school ecosystem supplements the public options —
Galileo STEM Academy, North Star Public Charter School, Idaho Fine Arts
Academy, and Innovate Academy among them. Families coming from expensive
coastal markets often find Eagle's combination of school quality and Idaho
property tax rates genuinely remarkable.
Lifestyle & Recreation
Eagle Island State Park — a 545-acre preserve bordered by the Boise River — is the
community's crown recreational jewel. It features a swimming beach, a
waterslide, a zip-line course, and more than five miles of trails for hiking
and horseback riding. The Eagle Saturday Market runs through the summer months
in the charming historic downtown. The Boise River Greenbelt runs through
Eagle's riverfront with continuous improvements, and world-class skiing at
Bogus Basin is an easy drive away.
