Idaho's
fastest-growing city — and one of America's
The Big Picture
Meridian is now Idaho's second-largest city, with nearly 140,000 residents and a growth
rate of more than 16% since 2020 — one of the fastest in the entire country.
What was once a quiet farming community west of Boise has transformed into a
regional hub with master-planned neighborhoods, a thriving tech workforce, and
infrastructure that keeps pace with its ambition. The people moving here come
primarily from California, Washington, and Oregon, drawn by strong schools, a
lower cost of living, and genuine community feel.
Neighborhoods & Housing
Meridian divides naturally into three submarkets. North Meridian (north of McMillan
Road) is the most amenity-rich zone, anchored by master-planned communities and
priced from around $500K into the $1M+ range. Central Meridian offers
established neighborhoods closer to the city core and the Village at Meridian
shopping district. South Meridian (south of I-84) is where most new
construction is happening — larger lots, builder incentives, and prices
typically ranging from $400K to $800K. Regardless of submarket, most of the
housing stock is relatively recent, meaning buyers get modern floor plans,
efficient construction, and new community amenities.
Schools & Education
Meridian falls within the West Ada School District, the largest in Idaho and one of the
most consistently high-performing in the region. More than 44% of adult
residents hold at least a bachelor's degree — nearly double the national
average — and Meridian has a higher concentration of workers in computer and
math occupations than 95% of communities nationwide. A number of well-regarded
charter and private schools round out the educational options, including
Ambrose School for K-12 families seeking a faith-based environment.
Lifestyle & Recreation
Meridian offers an abundance of walkable commercial corridors and community parks spread
across its neighborhoods. The Village at Meridian functions as the area's
social and retail center, with restaurants, a movie theater, and boutique
shopping around a central outdoor plaza. Residents are roughly 20-25 minutes
from downtown Boise and have easy access to I-84 for regional travel. New
restaurants, fitness studios, and neighborhood parks continue to open each year
as the city builds out — though peak-hour traffic on Eagle Road and I-84 is a
real factor worth planning around.
